Our Experience with KCH Properties and Kerry Endsley
The "Dream Home"- After searching for several months in 2004, we finally found and bought a
beautiful ten acre lot on the north end of Evergreen, Colorado. The home site possessed a combination
of access, privacy and views that was rare in our experience. We had very specific ideas as to what we
wanted for a home and took our ideas, pictures and a hand drawn exterior elevation to our architect. In
a few weeks we had plans for our dream home. Now all we needed was a General Contractor to pull it
all together. This was at a high point of building activity in the Evergreen area and there were plenty of
general contractors. To my surprise, several contractors would not even return my phone calls. Some
quoted me a "take it or leave it" price per square foot, over the phone ... without even looking at the
plans! At one of the meetings with the architect, we were venting our frustration with attitudes of the
general contractors in Evergreen; they recommended that we contact Kerry Endsley and arranged a
meeting.
After meeting with Kerry and the architect a couple of times to go over the plans in detail, we decided to
hire Kerry (KCH Properties) as our general contractor (GC). The negotiations with Kerry were very open
and straight forward. We reviewed the GC agreement, asked some very direct questions and came to
terms. KCH would build our home at cost plus a set GC fee. No games, no markups, no kickbacks, no
hidden fees... true bottom line cost. KCH discounts were passed on to us. Before starting, Kerry
provided us with a detailed line item cost estimate for the project based on the plans and a set of
written specifications for the home. We worked as a team with KCH in selecting all the subcontractors
and suppliers for the project. To protect us, KCH required all subcontractors to provide proof of liability
and Worker's Comp coverage. Kerry personally reviewed and approved every single invoice for
materials and labor prior to sending it to us for final approval and payment. All necessary waivers and
releases were secured by KCH as invoices were paid. During the building process, we met every two
weeks to review progress to date and next steps. Cost reports were updated at the same time and
compared to budget. The project, approximately 13,000 square feet under roof, was finished in
fourteen months. The resulting home was a gorgeous, energy efficient Tuscan style home that looked
as if it grew on the bUilding site, taking maximum advantage of views and southern exposure.
Unique Skills- Kerry has a unique skill set in that he is both a builder and a Realtor, leading "KCH Properties"
for Sotheby's in Evergreen. Throughout the planning and building process he was constantly
keeping an eye toward resale and providing recommendations that he believed would provide the best
return for dollars spent and make the home more attractive to potential buyers should we ever want to
sell home.
The "Spec Home"· Based on our favorable experience with KCH Properties building our Dream Home,
we decided to build a Spec Home for resale in the fall of 2006. Kerry spent hours screening potential
building sites and we settled on a spectacular view lot in south Evergreen. We were in the process of
finishing and moving into the "Dream Home" above and relied even more on Kerry to make sure the
project was on time, on budget and, more importantly, had the features and quality to compete
favorably with an ever growing inventory of homes for sale in the Evergreen market. We were a little
concerned because many new homes were staying on the market for extended periods of time and
prices were being heavily discounted to move inventory. Kerry advised us that after the drywall is
completed is the point where most buyers can really get a feel for the rooms and spaces in the home.
He assured us that we had the home priced fairly and that it would be one of the most desirable
properties in the price range. Kerry Endsley delivered a full price, cash offer right after the drywall
was completed! To top this, another buyer came in prior to closing and offered to take out our buyer at
a significant profit. The first buyer gracefully declined. Bear in mind that the market is tanking at this
point. Why did they select this particular property? Because it was a good value for the price.
Creating Value- Value is created when you sell a property for more than the total amount invested. In
today's housing market, this has become very difficult. In the case of the Dream Home above, Kerry
brought us a very generous offer on the home just as it was being completed in February of 2007. We
seriously considered the offer, but because of tax implications, we declined the offer. We lived in the
Dream Home for a little over two years and, as fate would have it, a family stopped by to see our home
as an example of a KCH built home and fell in love with the home. The home was not even on the
market ... we had no intentions of selling. After a short round of negotiations, we sold the home in June,
2009.
Dream Home #2- After selling the original Dream Home, we decided to build one more time ... Dream
Home #2. Long story short, we worked with KCH Properties and built an unbelievable home next door
to the original Dream Home. Kerry took advantage of the down market to make very competitive buys
on materials and worked with top notch subcontractors to complete the 15,758 square foot project in
fourteen months and on budget. Kerry did fire one subcontractor after giving them multiple
opportunities to provide acceptable product samples. We moved into the home in August, 2010. When
we drive up to the home, we still can't believe we live here. And ... Kerry did it again. The night before
we were moving into the new home, he called with an unbelievable offer on the home. It was tempting
to sell, but, again, tax implications resulted in us passing on the offer.
No Accident- In a down market, we built and sold a spec home with KCH and Kerry Endsley. We
built and sold Dream Home #1, even though it was not on the market. We built and could probably
have sold Dream Home #2, even though it was not on the market. This is no accident. I contribute it to
several factors. First, the ability of KCH to construct a high quality home at a competitive cost ... on
budget and on time. Second, Kerry's knowledge and experience as a builder and Realtor helps optimize
the positioning of the home on the site, floor plans, exterior elevations, finishes and features. This
minimizes critical design errors and oversights that can really hinder livability and resale value. Third,
Kerry works closely with the owner to solicit as much input as practical, insuring that while the home has
broad appeal, it is still unique to individual tastes. Fourth, final and most importantly, I have never met
a builder or Realtor that works harder than Kerry Endsley and KCH Properties. I made my living for
many years selling and managing sales people ... Kerry is as good as I have ever encountered.
